Terms:  The successful bidder will be required to enter into a written purchase agreement with a 10% earnest deposit will be due the day of auction.  The balance will be due at the time of closing on or before December 31, 2009.  Possession of the property to be given at the time of closing.  Seller will provide marketable title to the buyer, evidence by policy of title insurance.  Cost of title insurance and escrow fees will be divided equally between the seller and buyer.  The 2009 and all prior yaers real estate taxes will be paid for by the seller.  The 2010 real estate taxes will be paid by the buyer.  Property will not be sold subject to financing so please have all financial arrangements made prior to the auction.  All announcements made the day of auction take precedence over anything written or implied.  Stock Realty & Auction Company are agents working for the seller.
